Planning Permission

Sticking to building plans during a renovation is of paramount importance for several reasons.

Firstly, building plans serve as a blueprint for the project, outlining the structural design, specifications, and compliance requirements. Adhering to these plans ensures that the renovation is executed accurately and safely, minimizing the risk of structural flaws or safety hazards.

All of our plans have been granted permission from Burnley County Council.

So lets take a look at some of the plans that we are working from on Manchester Road.

Ground Floor Plan - Commercial Units 1, 2, 3 & 4

As you can see the ground floor is made up of 4 commercial units. Each unit has a private entrance, a work space fit for various needs, toilet facilities and kitchen area.

E&M Property Solutions will be moving into commercial unit 2 as soon as the renovations are complete. E&M will also be managing the lettings of each commercial unit and flat.

First Floor Plan - Duplex Flat 1, Duplex Flat 2, Flat 3

What is a Duplex Flat? Basically duplex means 2, in this case these flats have 2 floors.

Flat 1 - This is a 1 bedroom duplex. In the below plan you can see the living area and kitchen dining room are on this level.

Flat 2 - This is a 3 bedroom duplex. In the below plan you can see there will be an entrance hallway,open plan kitchen living area, 2 bedrooms and family bathroom on this level.

Flat 3 - This is a 3 bedroom flat, all on one level. In the below plan you can see the entrance hallway with storage areas, 3 bedrooms, family bathroom, living room and a seperate kitchen dining area.

Second Floor Plan - Duplex Flat 1, Duplex flat 2, Flat 4

Flat 1 - In the below plan you can see the second floor of this duplex which contains the 1 bedroom and bathroom.

Flat 2 - This is also the second floor of this duplex, containing the third bedroom and a wc.

Flat 4 - This is a 3 bedroom flat, all on one level. As you can see below there is an entrance hallway, 3 bedrooms, family bathroom, living room and a seperate kitchen/ diner. 

Renovation's

Currently each area shown is under renovation simultaneously. There are other plans for this property for things such as the roofing, fire codes etc, which we are following, but these ones shown give you the best idea of what we are working towards. It's so exciting seeing this buildings transformation, of course a lot of hard work and money goes into this, but it is going to be so worth it in the end!
