Tina Etherington owner and managing Director of E&M Property Solutions and TEC Northwest has recently purchased a large stone built property on Manchester Road in Burnley, close to the town centre. The renovations are already underway as many of you have seen, on the E&M Property Solutions social pages. From that, we’ve had a few questions as to what is happening with the property so this will hopefully fill you in.

This building has been sat empty and neglected for many years, meaning there is a whole host of problems to tackle.

Of course, the amount of issues this property has, put many buyers off, but not Tina, she saw it for what it is, an investment. An opportunity to bring life back into this run down building full of potential.

As the owner of TEC Northwest; Tina’s construction company, she already has a well established and trusted team of specialists at hand to carry out the refurbishment.

Tina’s aim is to have the refurbishments complete within 6-9 months.

This is a big renovation, the main jobs to start will be the removal of all dry rot and damp, so a mass rip out of flooring, floor boards and ceilings, with replacements being fitted after treatment. Externally the roof will be fully replaced, with chimneys being removed where necessary or made sound where possible, all the old tiles will be removed and then installing all the new roofing components. See the images below to take a look at some of the dry rot/ damp, and the start of the roofing work.

Then begins the reconstruction process inside, which we will fill you in on, as we go. 

After hearing it was in such disrepair, our local Burnley Council asked Tina if they could come to the property to use the dry rot issues, as a training subject. To show their team what dry rot looks like, how to identify it, what causes it, and what needs to be done to remove it for good. Tina gave the council members access and advised them on the steps being taken to tackle the issue. At least this negative issue could be used as a training opportunity, which may be able to help others!

Now on to what the property will be used for, planning has been granted for:

4 commercial units

2 x 3 bedroom apartments

1 x 3 bedroom duplex

1 x 1 bedroom duplex

So that is 4 commercial spaces and 4 apartments in total.

Once this refurbishment is complete this property will create both business opportunities for the local community as well as high end family accommodation close to the town centre.
